Great Online Resource for Vacation Rentals

Beach Vacation RentalsWe have a new client, Encompass Travels. They have been helping their clients with Vacation Rentals for years. Now they have commissioned a new website where both owners and property managers can list their vacation rentals. The site is easy to use and their price for listing properties is more reasonable than many of the other Vacation Rental Sites. They just sent out this press release this past Friday:

“ (Sebastian, FL) Encompass Travels now offers FREE with every listing their optional secure and fully automated online reservations system, and with no commission fees or percentage charges this is truly a remarkable deal.

The use of an online reservations system increases the number of potential guests seeing each listing. “Choosing the right VRBO service (Vacation Rental By Owner) remains of great importance for a number of reasons. The service needs to be easy to use, specials must be easily offered and customers should be able to see what makes each property unique. Encompass Travels offers this and much more and is currently offering a 50 percent discount off every new listing through the end of June 2013,” Michael Hall of Encompass Travels declares.

The regular annual listing price remains at $99, but those taking advantage of the special offer will pay only $49.50. There are no set up fees or charges for the service and yet customers receive 12 months for the price of six. “Now is the time to make use of the Encompass Travels Vacation Rentals service. When customers see how this increases their reservations, they’ll never go back to traditional bookings again,” Mr. Hall continues.

The vacation and Beach Rentals reservations service allows the property manager or owner to manage and update listings at any time with the use of their private login account. “Owners and managers can now include contact information and link to their personal travel related website and online reservations may be accepted or bypassed through the Encompass Travels website. Using a registered PayPal account, accept payments using the online reservations system,” Mr. Hall goes on to say. “Managing one or more rental properties has never been easier thanks to the fully automated reservations system offered at Encompass Travels.”

To increase interest in rental properties, each listing is essentially your own customized webpage, which comes hand in hand with these fantastic tools and options for you to fully utilize and showcase your vacation rentals. “Show a full property description, customize amenities and showcase up to 12 pictures with descriptions, choosing the viewing order which best works for the property. Customize and manage personal seasons and rates while showing an availability calendar,” Mr. Hall states. “Offer special promotions and discounts along with the approximate location of the property, courtesy of a Google map. Inform potential guests of local attractions and amenities. The more customers can see about a listing, the more interest will be generated and property owners find it easy to view bookings using the reservations system.”

You have the ability to view, edit and customize your listings before paying and publishing live on the Encompass Travels website. The goal remains to simplify the process of advertising and renting a property. “Owning a rental property doesn’t have to be difficult. The new online reservations system makes the chore of managing the property easier in many ways,” Mr. Hall exclaims.

One of the major trends now in how we consume on-line information is that we are more frequently consuming it on a smart phone, a tablet, or other mobile device of some kind.   To make sure that we have the very best possible experience while using a website from let’s say a mobile phone, it may be that the content should be presented differently for the smart phone, than for a desk top computer.   A mobile responsive website is one that checks to see what kind of device has requested a page, and sends instructions to display the page differently depending on what kind of device is in use.

When an internet browser requests a webpage, it usually provides information about what browser, and what device is sending the request.  A website is considered mobile responsive if it includes code to check this included information.   The degree to which a website is mobile responsive can vary.  Some websites may make small, simple changes to the way a page is displayed on different devices. Social Media Okayed by the SEC!!

At least for publice disclosures to stock holders. But it’s progress, right?

For years Bill and I have tried to work with Attorneys, Insurance companies and Financial Advisors to help them build a social media presence. There were always so many perceived restrictions on what information they could disseminate on public forums that people in those industries were hesitant to post anything at all. In a world that is changing and evolving they were literally the dinosaurs of the web. But it wasn’t their fault. It was the regulators.enforcement-actions-slide

Today there was an announcement in the Wall Street Journal with the SEC stating that if used purely as a way to put out pertinent information, to all the public and shareholders without bias, outlets such as Twitter, Google+, and Facebook can now be used by the financial industries.

Excerpt from the articleon WSJ:

“ An increasing number of public companies are using social media to communicate with their shareholders and the investing public,” the SEC said in its report Tuesday. “We appreciate the value and prevalence of social media channels in contemporary market communications, and the commission supports companies seeking new ways to communicate.”

The fair-disclosure rule at issue requires companies to disseminate information in a way that wouldn’t be expected to give an advantage to one group of investors over another. The SEC has said that filing a form, known as an 8-K, or holding an earnings call are both ways to ensure compliance with the regulation.

In 2008, the SEC said that companies could use their corporate home pages, under certain circumstances, to disseminate sensitive information.

In its Tuesday ruling, the agency said social-media sites would also suffice—in some circumstances. It blessed sites as long as companies make clear to investors they plan to use them. It also suggested a corporate executive’s personal Facebook page wasn’t as likely as a company’s social-media page to be a channel through which companies would be allowed to make important announcements.”

What is this social media thing and why should I care? You should care because it is changing the way the world works. When Twitter can topple a government, you should pay attention to it. When social media changes the way Ford Motor Corp sells cars you should pay attention.

Social Media is not just one thing, it has several components today, and tomorrow there will be more. It is evolving, morphing and changing the way many of us do business, and it is a powerful tool.

I have one lovely customer who does not quite understand social media, but he knows he needs it and he hired me to perform it for him anyway. He is just a sweetheart, and I giggle a bit when he tells me to keep doing that tweeter work for him.

Twitter works for his business, because he runs special offers that change frequently. Twitter doesn’t require any sophisticated wordsmanship, just a direct 140 character sentence. In his case we Tweet his specials out each day, and we post them on his Facebook page. We get great engagement, and his customers love the specials. While Twitter works well for his business model, it is not effective in the same way for the assisted living facility that I do work for. But we still use Twitter.

When you establish and use your Twitter account, don’t forget that it’s not just a tool to advertise your specials, or push your own information out on the net. It’s also a place to listen, to become part of a global community and to ask for feedback. Ask your customers what they need, how they liked the past special offer you tweeted. It also helps to spend a little time just perusing other’s tweets. Doing that will let you get a feel for what is trending, what people are concerned about, or looking for. If you can use that to fill a need, or offer a service, all the better.  For the clients who do not run specials, Twitter helps them keep their finger on the pulse of what people are talking about for the Senior Community they work with. They Tweet links to Alzheimer’s research, new tips for keeping healthy, exercise that seniors can us to stay healthy.

Photos are another powerful tool on Twitter, and they are even more effective on Pinterest, Google+ & Instagram.   The highest and best way to be effective with these photo based mediums is to post the photos on your Blog or Website, and imbed a link back to your site. You get double the power when you do that. Another very effective way to increase the impact of one type of social media is to couple it with another type. Let me give you an example.

Write a blog post, full of words that describe your business. Insert a photo into that blog post. Then Tweet the link to that post. Post that same photo on Pinterest, and link it back to your site. Post the same link on your Facebook page and Google+. You only did one post, but you have it appearing on several other forms of social media.  Better yet, install all your Social Media links on your website or blog, and just click on the sharing buttons.

BUT Please, don’t forget this simple fact. If you get too pushy and salesy on social media, people will shut you down. So while it is perfectly acceptable to post a special or two, it is equally as important to listen, and share. Promote other businesses social posts. Share behind the scenes photos of what is going on at your business. Interact with your followers on the various social media sites. Just like in your networking groups, remember that sometimes the best practice is giving. Be as giving in your social media practices as you are in real life. That will get you respect in this cyberworld we live in. Give and take, offer your ear for social interaction, and listen as well as talk.

When you have the type of company like the wine bar we do work for, twitter can be a great tool. On a slow night, Eric will tweet out a special he doesn’t normally offer, and without fail, several of his followers will head over to take advantage of that special. Another client, a day spa, uses twitter to keep their customers informed of the various specials they run each week.

When you establish and use your Twitter account, don’t forget that it’s not just a tool to advertise your specials, or push your own information out on the net.
